7:15pm: 2025 minutes approved

7:20pm: Mark reviewed the proposed 2026 budget

7:25pm: 2026 budget was approved

7:25pm: Old business projects reviewed, including:

·       Replace fence behind the entrance sign

·       Repaint pet waste bag stations

·       Hazard trees in play area

o   Minimum of $500 to have people show up and drop them, then we clean up Sport court estimate

o   Small project, difficult to find a vendor – will continue sourcing Estimate for full trimming of the entry trees

o   Probably a major expense, but we need to look at what this cost would look like for now and short-term

·       Sidewalk pressure washing, $4k-$6k total

·       Researching gated entrance

o   $30k-$100k estimate, a lot of Snohomish county regulations to work through

·       Drainage concerns in the field by the sport court

o   Landscapers said it is mostly clay, would need French drains installed; along with Snohomish county regulations

o   Ask landscapers for a quote to fix drainage issues

·       Seattle Hill Rd development permit expired

7:32pm No issues with old business

7:32pm: New business review

·       Fence staining, pricing out stain $600-$700

·       Fence post along Seattle hill road, behind Tony’s house (HOA had previously agreed to maintain the fence for that section). Estimate $150.

·       Pressure wash and stain play area border area

·       Thatch sport court area grass

·       Add no parking signs in entrance

·       Moved from 2025

o   Replace fence behind entrance sign

o   Removal of dead hazard tree in retention pond, it is HOA responsibility

o   Pet waste stations

·       Safety of the kids from coyotes, near the kid play area

o   Proposal of a fence; however recommendation is let’s start with contacting animal control and fish/wildlife to see if there are any control measures that they can implement

·       New duplex on Seattle hill road is almost completed

·       Mill creek annexation, we are on the block of being annexed into Mill Creek-East

·       Landscaping increased $140/month, secured for 2 years

·       HOA had to change insurance company, so increase coverage for retention pond coverage

·       Reserve study, we do not need one until the end of 2028

7:52pm: Moved to rules and regulations review

·       Yard maintenance review

·       Garbage/ward waste cans concealed from street view

·       Parking review

7:58pm: Review of board member positions

·       Ken volunteered to join the board; will review by-laws to ensure an even number board is allowed

8:07pm: Mark rejoined and discussed increasing the dues to $550 for 2027

·       All present approved a raise in dues to $550 for 2027

8:20pm: Motion to adjourn; meeting concluded
